What happens on completion day?

Completion day is the day the move finally happens - woohoo!

It is the point where the purchase money is transferred, the legal ownership changes, and the keys can usually be released.

If you are buying, this is normally the day you get the keys to your new home.

If you are selling, this is the day you move out and hand the property over.

What happens behind the scenes?

On completion day, your solicitor or conveyancer manages the legal and financial transfer. The buyer’s solicitor sends the purchase money to the seller’s solicitor. Once the seller’s solicitor confirms the funds have arrived, the estate agent can usually release the keys.

In a chain, this can happen in sequence. Money may need to move from one transaction to the next, which is why completion can sometimes happen later in the day than expected.

When do you get the keys?

You usually get the keys once the seller’s solicitor has received the money and authorised the estate agent to release them.

This might be late morning, early afternoon or sometimes later, especially if there is a long chain or banking delay.
